Is it a buyer’s market?
One ratio tells you more than any headline: how many homes sold last month against how many are sitting for sale. Real estate boards publish both numbers every month. Put them in.
Sustained readings below 12% put downward pressure on prices; above 20% for several months pushes them up. One month is noise — watch the direction over three.

What it actually costs to close.
The down payment is the number everyone plans for. These are the ones that surprise people at the notary’s office.

The decoder
Words that cost money.
The BC-specific terms that decide whether a deal is good or a problem you inherit.
Subject removal+
The date your conditions expire. Until you remove subjects — financing, inspection, strata documents — you can still walk. After that date your deposit is at risk. Never remove subjects on documents you have not actually read.
Form B+
The strata’s information certificate: monthly fees, what the unit owes, parking and storage allocation, bylaws, insurance, and pending legal claims. It is the single most revealing page in a condo purchase.
Depreciation report+
A long-range study of what the building is made of, when each component fails, and what replacing it costs. A building with no report, or one that is out of date, is a building that has not priced its own future.
Contingency reserve fund+
The strata’s savings account. A thin CRF against an aging roof, envelope, or elevator is a special assessment waiting to arrive — and it arrives addressed to whoever owns the unit then.
Special assessment+
A one-time bill split across owners when the reserve cannot cover a repair. Five figures is common. Ask whether one has been discussed, not just whether one has been approved.
Property transfer tax+
A provincial tax paid on closing: 1% on the first $200,000, 2% to $2,000,000, 3% to $3,000,000, and a further 2% on residential value above that. First-time buyers and newly built homes have exemptions with their own thresholds.
GST on new construction+
New and substantially renovated homes carry 5% GST; resale homes generally do not. On a presale, confirm whether the price you were quoted includes it — the difference is tens of thousands.
Assignment+
Selling your presale contract before the building completes. Whether you may, what the developer charges, and how it is taxed are all decided by the contract you signed years earlier.
Leasehold+
You own the building, someone else owns the ground, and the lease has a clock. Cheaper per square foot for a reason — financing, resale, and the remaining term all tighten as the years run out.
Rental and pet bylaws+
Strata bylaws govern what you may do with the unit. Provincial rules have loosened rental restrictions, but age restrictions, pet limits, and short-term rental bans still bind — and they change resale value.
